The Model, Explained
Smaller parcels lower the total purchase price. Selective seller financing creates secured notes that the credit platform can independently evaluate.
Acquire land at a defensible basis.
Divide where access and local rules allow.
Reach buyers at a lower total price.
Sale proceeds return to the land project.
Qualified buyers make payments on property-secured notes.
Palm Strategic Capital I can acquire qualifying notes, returning capital for future land acquisitions.
Match parcel size to ownership needs, supported by market evidence, access, and subdivision feasibility.
Qualified buyers can make a down payment and scheduled payments on a note secured by the property.
Qualifying note acquisitions can return capital to the land business while creating a credit investment.
A 100-acre tract acquired for $1 million ($10,000 per acre) could be divided into ten 10-acre parcels. At $200,000 per parcel ($20,000 per acre), each buyer’s total purchase price is one-fifth of the original tract price.
Illustrative gross sales of $2 million are before financing, improvements, selling and holding costs. This is not net profit or a return forecast. Prices, timing, local rules, and parcel feasibility vary. Note acquisitions remain subject to borrower, lien, collateral, pricing, liquidity, and related-party review.
