Understand the Collateral
Value, access, title, and marketability.
Private Credit Strategy
We evaluate performing real estate-backed notes with an emphasis on borrower equity, collateral protection, documentation, and transparent portfolio oversight.
Credit, Illustrated
Value, access, title, and marketability.
Borrower equity, payment history, and lien priority.
Collections, maturity, liquidity, and exceptions.
Our Mandate
Credit quality begins with the borrower and is reinforced by the collateral.
Palm Strategic Capital I evaluates performing notes created through selective seller financing and other qualifying real estate-backed credit opportunities. Each acquisition requires independent review of payment performance, lien priority, documentation, property value, borrower equity, servicing, and recovery considerations.
Eligible note acquisitions may allow capital to be recycled from completed land sales into new opportunities while preserving transaction-level underwriting and approval.
Investment Thesis
We seek contractual cash flow with identifiable collateral support and a clear understanding of how capital may be recovered if performance changes.
Meaningful borrower investment supports alignment and provides a first layer of protection against collateral value changes.
Property value, legal access, marketability, lien position, and recovery time are reviewed together rather than treated as separate checks.
Acquisition price must reflect contractual yield, servicing burden, liquidity, financing costs, and downside recovery scenarios.
Investment Criteria
Real estate-backed obligations with verifiable payment history, enforceable documentation, identifiable servicing records, and terms we can model.
Clear lien priority, documented collateral, satisfactory title review, and a recovery path that can be evaluated before acquisition.
Meaningful equity, demonstrated payment capacity, and a transaction structure that supports continued performance.
A risk-adjusted yield after acquisition price, servicing costs, reserves, expected principal reduction, financing, and recovery sensitivity.
Underwriting Framework
Review the borrower, payment history, note terms, collateral, requested pricing, and proposed source of capital.
Confirm documentation, recorded lien position, title, property value, borrower equity, servicing, and payment records.
Model payment interruption, recovery timing, legal and servicing costs, collateral value, and financing sensitivity.
Track collections, principal reduction, maturity exposure, collateral condition, and exceptions through the life of the note.
Strategy Development
We are developing a separate capability to evaluate non-performing real estate-backed loans.
This strategy requires distinct expertise in workout planning, legal process, collateral control, recovery timelines, and asset disposition. It remains under development and is not presented as an established Palm Strategic Capital I track record.
